“Square des Arts: A new, sustainable and friendly living environment in Chanteloup-en-Brie

Discover Square des Arts in Chanteloup-en-Brie, an innovative urban project that combines nature, art and quality of life. Spearheaded by Spirit Grands Projets in partnership with ÉpaMarne, this program features sustainable housing, public amenities and green spaces that are designed to promote the well-being of residents. Scheduled for delivery in 2025.


An innovative urban project in Chanteloup-en-Brie

The Square des Arts, located in Chanteloup-en-Brie (77), represents an innovative urban approach, where art, nature and everyday life intertwine harmoniously. Developed by Spirit Grands Projets in partnership with ÉpaMarne and the town of Chanteloup-en-Brie, this program aims to create a quality living environment in the heart of a landscaped area where people can meet and share.


A friendly, functional living space

Comprising four buildings with 82 dwellings, including 20 social housing units, the project incorporates various public facilities such as a dojo and dance hall, to further enhance well-being and conviviality. A large porch overlooking a park will also provide a space for organizing events, fostering exchanges and community dynamics.


Pure, sustainable architecture

Designed by the Hemaa Architectes architectural studio based on an urban plan drawn up by the GRAU agency, the Square des Arts features modern, minimalist architecture, using sober materials in light shades. This approach allows for the preservation of natural light while limiting the heat island effect. The mixed concrete structure and wood-frame facades guarantee high environmental performance, with Biosourcé level 3 certification and compliance with RE 2020 threshold 2025 standards.


Green spaces that promote biodiversity

The landscaped areas, designed by landscape architect Ana Marti-Baron, are enriched with local species and nourishing hedges from the Chanteloup-en-Brie educational nursery. The use of local vegetation in the project reflects a sustainable, experimental approach to promoting biodiversity and providing a pleasant living environment.


InSpiration's solution: The right to raw finishes

The Square des Arts is also innovating with the “terreS à terreS” initiative, developed by the InSpiration think-tank. The latter brings together public decision-makers and real estate stakeholders who are committed to finding new solutions for more sustainable, environmentally-friendly construction. The proposed solution, the right to raw finishes, allows future residents to personalize their interiors without waste, by delivering homes with raw finishes. This experiment will be applied to three to five of the project's homes, thus offering homebuyers the possibility of choosing layouts adapted to their needs while adopting a circular economy approach.
